<p>I keep getting asked why Home Staging and Home Staging Courses are in such hot demand recently and the answer is easy - BAD ECONOMY!</p>
<p>Houses are much harder to sell now than they were in the crazy days that existed 4 years ago and the market has been flooded with huge numbers of foreclosed homes leaving us with a simple situation of more supply and less demand.</p>
<p>Houses are just like everything else in the world — they sell better when they look better and do you think those banks and mortgage companies that are becoming owners of all those foreclosed homes are sending one of their vice-presidents out to clean up and put rental furniture in those homes to make them presentable for sale? Of course not but they’re more than happy to pay a Home Stager a few hundred dollars to take care of that for them.</p>
<p>I see no end to this trend as even if/when the foreclosure market should dry up the industry has still learned that spiffing up and window dressing a home makes it sell faster and at a better price.</p>

<p>This is NOT a Home Staging Course but is intended as a brief overview of “some” of the subjects covered in Home Staging Courses that should be considered when preparing a house for sale.</p>
<p><strong>Clean-up the clutter:</strong> Start by removing the clutter in the house. Small knick-knacks, collectibles, excess toys, and miscellaneous papers should all be removed before showing the house to buyers. Removing clutter will instantly increase the visual size of your room.</p>
<p><strong>Clean-up the house: </strong>You are in competition with many other houses as well as new construction homes. You need to make the house feel as fresh as possible by thoroughly cleaning everything from light fixtures to baseboards. (Obviously you can hire somebody to do this) This will help to eliminate any odors left by pets, smoking, or cooking.</p>
<p><strong>Arrange Furniture: </strong>Furniture layout determines the visual size and “flow” of the room. Take note of how the furniture is placed in the house. Is there a focal point in each room? Are there easy pathways around the furniture? If the house is vacant you can rent furniture for temporary display purposes.</p>
<p><strong>Color Choices: </strong>Freshen up outdated or dirty walls with a new coat of paint. Painting is the least expensive way to update a room. Consider soft, neutral colors that appeal to a broad range of buyers while avoiding stark white or paint that is too bright. Choose wisely, wall color sets the atmosphere in a room.</p>
